Grayhawk Avian Description

Located in upscale Avian at Grayhawk, this spacious and beautiful 3 Bedroom 2.5 bath vacation townhouse boasts vaulted ceilings and tons of light. Feel right at home in this beautifully furnished luxury residence that includes a fully loaded eat-in kitchen, large master suite with whirlpool tub and walk-in closet, expansive open great room, laundry room with washer / dryer, 2-car garage, high speed wireless internet and patio with gas barbeque. The master bedroom has a full tub plus walk in shower and features a King Size bed. The 2nd Bedroom has a double bed and the 3rd bedroom has two double beds and features a Jack and Jill bathroom that is shared with the 2nd bedroom.

THIS IS A 30 DAY MIN RENTAL. You will be asked to provide information for the tenant registration that will be submitted to the HOA for each reservation.

A utility deposit of $500 or more will be collected for summer stays with a length of 21 days or more during the months of April - October. Depending on the website you use to book your stay, you may need to provide a credit card directly to our office for the deposit if it applies. During the months of April through October our tenants are responsible for any electric use overage that exceeds $100 per month. This is done to encourage the tenant to help conserve energy when the house is not being occupied and to allow for our monthly rental rates for summer stays to be lower. If there is an overage on the usage it will be taken from the deposit. If usage exceeds the deposit amount the tenant is responsible for the cost of the overage.

For the safety of our guests, neighbors, and employees, in order to stay at one of our properties, we require a short ID verification process to finalize your reservation. This is similar to providing your ID to the front desk of a hotel upon checking in. To do so, you will need a valid government ID and a device with a camera. 

House Rules 
~Check in time is at 3:00 PM 
~Check out time is 10:00 AM  
~We are not able to accommodate an early check-in or late check-out so please coordinate your travel plans with these times in mind 
~Guest must be at least 25 years of age. 
~All reservations must submit driver’s license and Selfie thru Guest Ranger and sign the Casago management rental agreement within 72 hours of booking. 
~Utility caps apply.  Utility cap overages will be charged to a credit card on file for stays over 21 days or longer. 
~For stays 21 days or longer will be subject to utility overages.
~All last-minute reservations or those booked by Arizona residents staying in the Phoenix area are subject to a background check on the reservation holder at an additional fee 
~No Pets 
~No Smoking 
~No large gatherings 
~No mailbox access will be granted 
~Pool heat temperature cannot be guaranteed. Weather, length of reservation, and other environmental factors may prevent the pool from achieving your desired temperature 
~No smoking inside, outside of the property, or nowhere on the premises. $1000.00 fee billed to guests if there is any visual evidence, the smell of smoke in the home found upon check-out, or smoke detected in the home. Our no-smoking policy includes the smoking of marijuana and vape pens.
~Homes are electronically monitored for noise and smoke detection.
