Welcome to GetAway Vacations! 
GetAway Vacations is an independent vacation rental and property management company that only manages vacation rentals. We know how important it is for you to have a pleasant and stress-free vacation. Our mission is to do our best to accommodate you with regard to your reservation, so please read the Rental Agreement Terms & Conditions below carefully:

COMMUNICATION: Communication between GetAway Vacations and the guest can happen in the form of phone calls, emails or SMS. By signing this agreement and having a cellphone number in your guest profile you agree to receive SMS notifications for events such as check-in reminders, check-out reminders, reservation access codes, among others. If you wish to stop receiving SMS notifications you can text back the word STOP in order to remove your number from the SMS list.

RESERVATIONS: Require a (2) night minimum stay.  A longer minimum stay may be required during summer and holiday periods.
No reservations will be accepted from persons under the age of 25 unless accompanied by a parent, adult, or guardian who is also staying with the tenants for the entire length of stay and guaranteeing the reservation with their credit card. We will always do our best to honor your reservation, however, if due to circumstances beyond our control, a quoted rate can change, a reserved property can become unavailable, then substitute accommodations at a similar value, if available, will be offered, or you will be offered a full refund of all monies paid. Reservations made under false pretenses will be subject to forfeiture of all deposits, denied access, or eviction.
DEPOSITS & PAYMENTS: All reservations require an initial deposit equal to 50% of the total value of the reservation at the time of booking the reservation, with the final balance of the reservation to be paid in full 30 days prior to arrival, which will be automatically charged to your credit card if another form of payment has not been received. Reservations made 30 days or less prior to arrival require a non-refundable prepayment of the total cost of the reservation at the time of booking.  Reservations not fully prepaid 30 days prior to arrival will risk forfeiture of the total deposit and cancellation of the entire reservation. 
All advance deposit payments are applied towards the rental and are not a damage deposit. **For reservations booked through an Online Travel Agent like Airbnb, Booking.com, Expedia, etc., please refer to their specific payment policies and rules regarding the expected time frame and amount of payment related to your stay. 

CREDIT CARD AUTHORIZATION: I understand and consent to the use of the credit card provided for this reservation without the original signature on the charge slip, and that this Credit Card Authorization cannot be revoked, and will not terminate until 90 days after the rented premises are vacated. Charges may include, but are not limited to, unauthorized long-distance telephone charges; satellite TV charges; property damages beyond normal wear and tear; unreturned keys, parking infractions, and other fees and charges described by this Agreement.
LIMITED PROPERTY DAMAGE WAIVER: The total cost of your reservation for this GetAway Vacation Rental Property includes a 4% non-refundable Limited Property Damage Waiver (LPDW) which covers the Registered Guest(s) for up to $3,000 of accidental damage to the Property, or its contents (such as furniture, fixtures, and appliances) during your stay, provided that the damage is disclosed to GetAway Vacations in writing as soon as it occurs so we can assess and minimize the extent of the damages. The LPDW fee is NOT insurance, but is meant to enhance your vacation and protect you from incurring expenses related to any accidental damage to your rental unit, and eliminate the need for a traditional security deposit, but ONLY if the damage is disclosed to management prior to your checking-out and departure.
CANCELLATIONS: Your confirmed reservation with GetAway Vacations is considered firm and any notice of cancellation must be made in writing directly to GetAway Vacations. Partial Refund: If cancellation is made 30 days or more prior to your arrival will result in a refund of your initial deposit, less a $250 cancellation fee. Cancellations received less than 30 days prior to your arrival are non-refundable and your account will be charged for the total rental amount. 
Because your vacation rental represents a sizable investment GetAway Vacations urges all their guests to obtain comprehensive travel insurance to protect against financial loss if you must cancel for any number of reasons including, but not limited to, personal injury, medical emergency, property damage, or loss, adverse weather, mechanical failures, natural disasters, travel disruptions, utility outages, early departure, and a lot more. GetAway Vacations can offer you the option to relocate your reservation to another date if necessary, however, if a reservation is moved, changed, or a credit for a future stay is offered, the reservation is considered to be canceled and cancellation charges will apply, and as such, the reservation will not be eligible for any future refunds, or credits, and additional charges may be applied depending on the change in dates. Requests to move a reservation received less than 60 days or less prior to your arrival date are not allowed and the normal cancellation policy will apply.
CHECK-IN/CHECK-OUT - Check-in Time is anytime after 4:00 PM on the day of arrival and check-out time is 10:00 AM on the day of departure. Please do not try to enter your home before 4:00 PM as this interferes with, and delays, our cleaning, and inspection process. If you attempt to enter the home early we cannot be sure what you will be walking into and your home may not be properly serviced. There may also be a $375 additional early arrival fee if you enter the house before 4:00 PM without specific permission from GetAway Vacations. Early check-in may be available only with advance approval and based on the availability of the property and there will be an additional charge for early arrival. Check-out time is by 10:00 AM on your departure date at which time all tenants and their guests must vacate the property. Failure to vacate the home on time may result in an extra day charge on your credit card. Late check-out may be available, but only with advance approval and based on the availability of the property and there will be an additional charge for late departure.     
TRIP INSURANCE: GetAway Vacations does not sell travel, or trip cancellation insurance, other than to offer it through a third party. Please consider purchasing Trip Insurance through Rental Guardian. You can purchase this trip insurance prior to your arrival date. This will offer you great peace of mind for a very small additional cost and provide you with valuable medical coverage, trip interruption, coverage for theft or loss of luggage and personal effects, accident coverage, emergency health and travel services, as well as protecting you from an unexpected cancellation, or early departure. 
PROPERTY CONDITION: All GetAway Vacation properties are rented as-is. The GetAway Vacations website provides a good overview of each of the properties it manages with a great deal of information and photos. Each of GetAway Vacations’ properties is individually privately owned, and therefore reflects the individual taste of each owner, so no two properties are the same. We have provided a gallery of photos for each property plus a great deal of information on each property’s amenities, bedding, and a lot more under the property details. GetAway Vacations inspects the properties as needed, and the owners are asked to keep their properties clean and well maintained, however, as they are privately owned GetAway Vacations is not responsible should a property not meet these criteria or the guest's expectations. 
NO SMOKING: No smoking is permitted in any of the GetAway Vacations rental properties and this includes anything containing tobacco, any other substance, and e-cigarettes, inside or outside of the home. Failure to abide by our NO Smoking policy will result in a $1,000 penalty that will be billed to your credit card and possible immediate eviction.
PET POLICY: No animals of any type are allowed in any home without specific prior permission from GetAway Vacations and the Owner. Pets are only permitted in homes designated as “Pet Friendly” and that term refers to Dogs only. ANY pets found in properties not allowed pets, or without prior approval, will result in a $1,000 penalty, immediate eviction, and forfeiture of all monies.
OCCUPANCY & PARKING POLICIES: All these properties are short-term vacation rental properties and each rental is limited to residential, recreational, and vacation use only. Each property has a maximum number of guests that are allowed indicated by the number that the unit sleeps in beds, and in the property description. Occupancy in properties may not exceed the maximum number of occupants allowed per the property details. Children, including infants of all ages, are counted as occupants. Exceeding the number of people allowed at the property on your confirmation, even on a temporary basis, is cause for eviction and forfeiture of all monies. Likewise, only a certain number of vehicles are allowed at each property, and no parking on the lawns is permitted. Exceeding the number of vehicles allowed at the property will result in the excess car(s) being towed at the owner's expense, and those vehicle owners will also be charged for any damages to the property. No tents. trailers or RVs are allowed anywhere on the rental property.
Charging electric cars is not permitted at the property as this is very costly to homeowners. 
LINEN & HOUSEKEEPING: Linens are provided, sheets, pillowcases, and towels along with a starter set of supplies.
Missing or damaged linen replacement costs will be charged to the tenant and there is a mandatory cleaning fee charged to all rentals. Tenants are responsible for leaving the home in a “broom clean” condition upon departure including cleaning and putting away all the dishware and removal of all the trash. Failure to perform these tasks will result in a minimum $150 extra cleaning fee. 
INTERNET: Most properties offer internet access, however, internet connections are not guaranteed, and GetAway Vacations can not be held responsible if the internet access is not available for reasons beyond our control, and we cannot offer refunds or adjustments of any kind. 
FIRE SAFETY: Please do not clean out the fireplace, the housekeeper will clean it out after you leave.
Outdoor grills (charcoal or gas) are available at most properties for your use, but GetAway Vacations has no responsibility for the type or condition of the grills at each property and is also not responsible for providing charcoal or gas for the grills. Fire Pit usage and safety is the sole responsibility of the tenant and any damages caused by using a fire pit from burning embers or any other reason will be billed to your credit card. NEVER leave a fire pit burning unattended and ensure the fire is thoroughly doused with water while stirring the embers until the fire stops smoking and no heat is being generated from the stones or wood.
WINTER WEATHER POLICY/ROAD CONDITIONS: No refunds will be given for Snow/Ice and Heavy Rain Storms. Mountain roads can be curvy and steep. We here at GetAway Vacations highly recommend a vehicle having all-wheel drive, 4-wheel drive, and snow tires on your vehicle, even after the driveway has been plowed it can remain slippery. Gravel drives are well maintained; however, we do not refund guests due to road conditions. Departures due to inclement weather do not warrant a refund of any kind.
WINTER WALKWAYS/DRIVEWAYS/STEPS & STAIRS: During the winter months we get snow, rain, and ice coverage on all surfaces. Our maintenance team shovels snow, sand, and salts to keep these surfaces as safe as possible. In the event that we are not able to clear the snow and ice, we can not be held responsible if you slip and fall so be careful when accessing the property. No refunds of any kind will be provided if the snow and ice are not removed from these surfaces.
HOUSEKEEPING SERVICE: Daily/weekly/monthly housekeeping service is not included in the rental rate, however, this is available at an additional cost.
HOT TUBS: We do our best to make sure all hot tubs in our private homes are operational. In the event that they are not working correctly, we can not offer refunds of any kind.
ELEVATORS: Condos that have elevators are maintained by the condo association. We can not guarantee that they are functional 100% of the time. No refunds will be given if they not working and need repair. 
RATE CHANGES: Rates are subject to change without notice.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS: Any exceptions to the above mentioned policies must be approved in writing in advance.
